Inner-city living is now extraordinarily attractive, and growth is set to continue. The facts prove it.

According to research by leading property analyst Michael Matusik, almost 8,000 people moved into
inner Brisbane in 2004.

This is the most growth that the inner city has experienced in more than 10 years. It also translates to a demand for about 5,000 new apartments each year. (the matusik snapshot, February 2005)

More evidence of inner-city popularity can be seen in the tightening vacancy rate for apartments and townhouses in inner Brisbane — down to just 1.9 per cent from 4.2 per cent over the past year. (The Courier Mail. February 9, 2005.)

As a result, quality apartments in prime positions such as Trilogy Residences appear to be in short supply.

In fact, PRD Nationwide reports that the number of inner-city apartments for sale dropped by 22% during the December 2004 quarter.

Moreover it anticipates supply will continue to contract in 2005 — the growing population that wants to be in the inner city is expected to provide strong ongoing demand for owner-occupiers and tenants. (PRD Nationwide Property Watch, December 2004)

The Brisbane City Council anticipates a similar growth explosion. BCC Deputy Mayor David Hinchcliffe recently said the Brisbane region was being asked to accommodate another 200,000 people over the next 20 years — equating to 140,500 extra dwellings. (The Courier Mail., February 24, 2005)

For all these reasons, a Trilogy apartment should offer outstanding potential for long-term capital growth and rental returns.
